Job Description
The Project Manager is responsible for managing construction and real estate development projects from planning through final handover. The role ensures that project scope, schedule, budget, quality, safety, contractual requirements, and client expectations are effectively managed and achieved.
Responsibilities
* Manage the project throughout its lifecycle, including scope, schedule, cost, quality, safety, and final handover.
* Develop, review, and monitor the project programme and compare actual progress against the approved schedule.
* Identify schedule delays and implement appropriate recovery and corrective action plans.
* Lead and coordinate contractors, consultants, engineers, and multidisciplinary project teams.
* Ensure that construction activities comply with approved drawings, technical specifications, contracts, and applicable standards.
* Monitor project costs, expenditures, variations, and change orders to maintain the approved budget.
* Manage technical, operational, contractual, and project-delivery risks and establish appropriate mitigation plans.
* Ensure the implementation of quality, occupational health, and safety requirements throughout all project stages.
* Coordinate with clients, consultants, government authorities, and internal departments to obtain required approvals.
* Review contractors' progress, performance, claims, payment applications, and supporting documentation.
* Conduct regular project and coordination meetings and monitor the implementation of agreed actions.
* Prepare and submit daily, weekly, and monthly project progress reports to senior management.
* Ensure the timely completion, testing, commissioning, documentation, and final handover of the project.
Requirements
* Bachelor's degree in Civil Engineering, Architecture, Construction Engineering, or a related engineering discipline.
* Valid membership and professional classification with the Saudi Council of Engineers.
* Ten to fifteen years of relevant experience in construction or real estate development projects.
* Proven experience in managing projects from planning and mobilization through execution and final handover.
* Strong knowledge of construction contracts, technical specifications, project controls, and site execution.
* Proficiency in Arabic and English, both spoken and written.
* Experience in coordinating with consultants, contractors, clients, and government authorities.
* Knowledge of applicable quality, health, safety, and environmental requirements.
